Beaverton Manor's apartments are unfurnished one bedroom units, with approximately 550 square feet, with living and dining area, kitchen and bath (see floor plan). All apartments have a stove, refrigerator, garbage disposal. Small pets are welcome. Cable hookup is available at tenants own expense. Air Conditioning sleeves are ready for resident's own air conditioner for an additional fee. Tenants have access to on-premises laundry facilities, a lounge/activity room and pleasantly landscaped surroundings including a gazebo, picnic tables and a covered swing. Residents enjoy security with front door closed circuit cameras and intercom system. Rent is based on 30 percent of income and includes heat, electric, water and garbage pickup. Rent? Answer:
Rent is based on 30% of your income and assets.

included in the rent? Answer:
Rent includes heat, electric, water and garbage pickup.

| 3. How big are
the apartments? Answer:
The apartments are approximately 600 square feet. All are one bedroom. They
include a living room, dining area, kitchen, bath and bedroom.

| 4. Do I bring
my own furniture? Answer:
All apartments have a stove, refrigerator, garbage disposal. It
is the tenant's responsibility to provide all other furnishings.

| 5. What kind
of facilities are available? Answer:
The following facilities are available for use: Laundry Room, Lounge area, and
an Activity Room.

| 6. Are other
services available to aid with housekeeping or personal care?
Answer:
Yes. There are several programs offered such as
Council on Aging and the
City County Transit, providing transportation throughout the county.

| 7. Is cable
television available? Answer:
Yes. Cable hookup is available at tenants own expense.

| 8. If
something goes wrong, who fixes it?
Answer: If something in your
apartment is not working properly, contact the office so we can report it
to the maintenance department for repair.

vacancies currently available?
Answer: You can call and ask the
Occupancy Specialist if she currently has an apartment ready for you or
you can be placed on a waiting list to move in when one becomes available.

| 1. SMOKE DETECTORS:
Each apartment has a Smoke Detector that is both hard wired and has
battery backup. In case of a power outage our Smoke Detectors will
remain functional.

| 2. EVACUATION MAPS: On the
back of your entrance door is an evacuation map. In case of an
evacuation follow the route indicated by the footsteps.

| 3. FIRE PULL STATIONS:
At the end of each hallway on each floor is a fire pull station. In
case of fire, pull this alarm. We have a monitoring company that is
automatically notified, and will in turn notify the Local Fire Department.

| 4. EMERGENCY PULL CORDS: Every apartment has 2 medical emergency pull cords - one in the bathroom and one in the bedroom. When the cord is pulled an alarm will go off. Employees or neighbors can respond in case of a medical emergency and contact 911 for you if you cannot get to a phone. If you feel that you need an ambulance and are able to get to the phone, dial 911 directly. |

| 1. INTERCOM: The
front entry has an intercom panel and apartments are equipped with a front
door lock release.

| 2. ELEVATOR: The
building is equipped with an elevator.
|
| 3. POWER OUTAGE: If the
power goes out the generator will light the hallways and stairways and the
elevator will run.
|
| 4. TRASH ROOMS:
Every floor has a trash room next to the elevator.
|
5. CAMERA MONITORING: The front door has a closed circuit security camera which is displayed on the resident's television. |

| 1. CABLE
TELEVISION: You may subscribe to cable by contacting the number
posted to make arrangements.

| 2. GARBAGE
DISPOSALS: These are provided in each apartment and a trash chute
carries bagged trash to a first floor dumpster.

| 3. LAUNDRY:
The laundry room is for residents only and has 3 coin operated washers and
dryers.
|
| 4. AIR
CONDITIONERS: If you wish to install an air conditioner, check with
the office for measurements. There is a monthly excess utility
charge and possible installation fees.

THERMOSTATS: Set your thermostat for your comfort.
|
| 6. REPAIRS:
If something in your apartment is not working properly, call the office so
we can report it to the maintenance department.
